FREE 1031 EXCHANGE OFFER

Jefferson F. Riddell is a licensed real estate broker and licensed securities registered representative.  As a result, Jeff is in a position to offer you free 1031 Exchange services if you buy a replacement property through Jeff, and Jeff receives compensation from a third party as a result of your replacement property purchase.

Through his real estate broker license, Jeff is entitled to share commissions (referral fee, co-brokerage fee, etc.) with the listing broker for sales of whole ownership triple net properties such as restaurants and drug stores.  There are hundreds of companies that offer whole ownership triple net properties.  Whole ownership simply means the buyer owns 100% of the property.  Moreover, through his securities license, Jeff may be entitled to receive a commission from the seller (sponsor) through his securities broker-dealer for sales of tenant-in-common (TIC) properties, TIC properties packaged as Delaware statutory trusts (DSTs) and oil & gas replacement properties.  These properties are often referred to as fractional interest properties.  In contrast to whole ownership properties, the buyer of a fractional interest does not own 100% of the property.

Assuming Jeff receives a referral fee, co-brokerage fee, commission, etc. on your purchase of your whole ownership replacement property or a securities sale commission on your purchase of fractional interest replacement property, the otherwise applicable 1031 Exchange Qualified Intermediary (QI) fee which would have been charged by U.S. 1031 Exchange Services, Inc. for 1031 QI services for your exchange will be waived.  This, of course, presumes that you choose U.S. 1031 Exchange Services, Inc. as your Qualified Intermediary (QI) for your exchange.  We will not reimburse you for fees paid to another QI company.
